I’m Brian Toye, a licensed Realtor with Re/Max Garden City. I look forward to sharing my story. I hope that you will enjoy getting to know me better.

I’m in business because I love helping my clients realize their real-estate goals. It really doesn’t matter whether my clients are first-time buyers, couples down-sizing for their Golden Years, or a client seeking the growth and security of an investment property; I’m here for them.

There are two parts of my work which I find the most enjoyable. The smile on a buyer’s face when they get the keys to their new property. The smile on my seller’s face when they sell for a higher price than they had expected

I was born and raised in St. Catharines and went to school at Brock University. I know Niagara well. Real-Estate has allowed me to understand surrounding area markets like Burlington/Oakville, Milton/Acton/Halton Hills, Hamilton etc...I go where my clients need me.

My responsibilities vary based upon my clients’ needs. I scan the market for new listings to get my buyers in first. I list homes at competitive prices to attract the most interest which leads to multiple offers and results in top selling prices for my sellers.

My typical day begins early as I answer emails, texts and begin the days phone calls. I spend time in my car driving house to house, attending showings and/or home inspections. I research house prices, negotiate for my clients, meet with mortgage brokers to help buyers understand their budgets and educate them on the best rates, talk with lawyers about closing day, adjustments and title searches, correct any issues which might arise. My work day runs from seven in the morning until well into the evening, Im always reachable through text/email or even facebook.

The most important decision I face is deciding, with my buyers, on the correct offer price for a property in which multiple offers will be received. We must discuss our options regarding home inspections, financing conditions and coming in with an offer of most likely over asking price. I advise them on these factors based on my research into market data.

The three top skills I rely upon to perform my job well are: communication, negotiation and research. I attribute my success to my dedication to my clients. I put myself in their shoes. I advise my clients with as much care as if it were my money and decision on the line.

My most satisfying moment is helping first-time buyers achieve their goals. It’s always great to see a newly married couple afford their first home or anyone in general break into the real estate market.

Elon Musk, of Tesla, SpaceX and Solar City is a company leader who I admire. He is committed to changing the world with a vision, a sense of purpose and is driven by a need to innovate.

Away from work I like to spend time with family. One of my pastimes is guitar. I love to travel and see new places.

My personal values are: honesty, integrity and patience.
